Reservations General

Please note the cancellation policy before committing to a reservation.

All Bookings are confirmed in writing via Email or Post. Please contact us after 48 hours if this is not the case.

Please check the details on the confirmation prior to arrival to avoid any confusion with dates or room details.

Check in time is from 3pm on the day of arrival. Check out time is by 10.30am on the day of departure.

 

Breakfast

 

Our breakfast is served between 7.30am-9.00am Monday – Friday and 7.30am-9.00am. We can be flexible where notice is given.

 

Booking Payments

 

Payments where sufficient time for clearance is possible will be asked for via Bacs and details are included in confirmation email of booking.

As we are a small establishment we ask for full payment within 48hrs of reservation to confirm your booking.

Rates, Rules and Restrictions

 

We do not accept pets, unless for the purpose of "Seeing or Hearing", which must be certified or registered as Guide Dogs.

We are a Non-smoking property.

The use of accommodation and amenities is entirely at the user's risk, and no responsibility can be accepted for injury, loss or damage to user's belongings.

Your room price includes Tea/Coffee, toast, a cooked breakfast alongside the usual continental breakfast.

 

Lost Property

We are happy to return items that have been left following departure. However, there will be a charge to cover postage and packaging.

 

 

Prices

We reserve the right to change our prices at any time. This does not affect bookings already made.

 

Parking

We do provide off street parking, however we cannot accept responsibility for any loss or damage of property or vehicles left in our car park. Please be considerate to your surrounding neighbours in respect of parking of vehicles and noise.

 

Internet

We provide a free wireless internet service to all in-house guests. 

 

Cancellation by the Guest

We are a very small business, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. However, we do appreciate that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases.

In the event of a cancellation up to 7 days prior to the scheduled date of arrival no charge will be made and a full refund given.

If you cancel your reservation within 7 days of the scheduled date then no refund will be give, however if we are able to re-book you in at a later date then we are more than happy to do this.

It is advisory to take out insurance to cover yourselves from any unexpected cancellation.

 

Cancellation by us

Should it become necessary for us to cancel a booking we will contact you immediately. Any payments made will be refunded in full. Where possible we will do our best to accommodate you in another B & B close by.

 

Damage and Breakages

Please take care of our home. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something - its much easier to clean if we know what it is and act quickly. 

 

Keys

You have access to the building and your room 24 hours a day throughout your stay using a set of keys given to you when you register on arrival. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at £10 per set.

 

We reserve the right to amend these terms and conditions at any time.
